Claremont Upper, one of Cape Town’s most sought-after Southern Suburbs, is known for its charm, leafy streets, and unique properties. But if you’ve been browsing listings in this area, you may have come across a curious phrase: the “Hen & Chicken Estate.”
This term often sparks interest among buyers and sellers alike, as it describes a distinct way land and homes are arranged, blending history, character, and community living.
What Exactly Is a “Hen & Chicken Estate”?
Picture a large, main property, the “hen.” Around it, several smaller homes or units, the “chickens.” While each home maintains a level of independence, they are all part of one larger estate.
This arrangement is often seen in older suburbs, where grand estates were later divided to create additional residences. The result is a private cluster of homes that share a connection to the original property while still enjoying their own space.
For many, this offers the best of both worlds: a sense of community with neighbours combined with the privacy of an individual home. Developers also value this model, as it allows them to retain the character of historic land while making room for modern living.
Where the Term Comes From
The phrase has its origins in the United Kingdom. Historically, large estates were subdivided, with the smaller properties retaining a close link to the main house. The imagery of a mother hen with her chicks was a fitting description, and the name stuck.
This concept made its way to South Africa, where it is still used to describe certain property layouts, particularly in established neighbourhoods like Claremont Upper.

We keep coming across the term “Hen and Chicken Estate,” so we thought we’d take a deeper dive into what that actually means. From our research, speaking to other agents and residents in the area, there seem to be three schools of thought.
The first is that it refers to Table Mountain. From this particular area of Claremont Upper, the view of the mountain is said to resemble a hen followed by her chickens. The second interpretation is linked to the nature of a mother hen. With Claremont Upper being concentrated with excellent schools, the idea is that the area allows a mother hen to drop off her chicks at school nearby.
The third explanation, and the one we believe is most relevant, is that the estate was carved out of a larger original property. The “hen” refers to the main manor house, while the smaller surrounding houses are the “chicks.” This makes it more accurate to describe the area as a “Hen and Chick Estate” within the Hen and Chicken precinct. Several such developments have taken shape in Claremont Upper over the years, with newer ones like the Greenways development next door following the same concept.
